BUILDING HOPE, BUILDING HOME
PROJECT 3: BUILDING HOPE, BUILDING HOME
The Raedan Institute Permanent Centre – £2 Million Capital Campaign
“And whoever does an atom’s weight of good will see it.” (Qur’an 99:7)
A Vision Born from Necessity, Realized Through Unity
For nineteen years, Raedan Institute has served Leicester’s and Lancashire’s most vulnerable from rented premises at 2 Overton Road. From these modest spaces, we’ve distributed 140,000+ food packs, educated 1,000+ students, supported 500+ families through crises, counselled 250+ individuals, trained 300+ young footballers, facilitated 50+ family reunifications, and provided spiritual nourishment to hundreds through our Masjid. We’ve proven what’s possible with limited resources and unlimited commitment.
But we’ve reached our ceiling. Rented premises constrain our capacity while draining £60,000-£75,000 annually—resources that could serve hundreds more families. Small spaces limit services. Inadequate facilities compromise dignity. Dependence on landlords creates perpetual uncertainty. We turn away desperate families monthly because we lack capacity. Brilliant students wait months for spaces. Our food bank operates from cramped storage. Sports activities are limited by minimal facilities. We’re bursting at the seams while community needs multiply.
We have a choice: remain constrained by rental limitations or build a permanent home enabling transformational expansion.
This is not merely about bricks and mortar—it’s about building a legacy serving Leicester’s Muslims and wider community for generations. It’s about amplifying our impact tenfold. It’s about creating jobs, reducing homelessness and poverty, providing world-class education, and establishing a beacon of Islamic compassion and excellence.
We need £2 million to purchase land and build a purpose-designed Islamic community centre that will transform thousands of lives annually for decades to come.
The Transformational Vision: From 100 to 5,000+
Current Reality: Constrained by Rental Limitations
Today, from our rented premises, we serve approximately 5000 individuals annually across all services. While impactful, this represents a fraction of community need. Our limitations are stark:
Space Constraints:
- 100 students crammed into limited classrooms
- Food bank operates from inadequate storage (serving 40-50 families monthly—turning away many)
- 300 children in sports programs (limited by tiny outdoor space and no proper facilities)
- 50 Contact Centre families annually (could serve triple with adequate facilities)
- 250 counselling clients (turning away dozens due to limited therapy rooms)
- Masjid capacity: 100-150 worshippers (overcrowded many a times)
Financial Drain:
- £60,000-£75,000 annual rent (£1.2 million over 20 years!)
- High maintenance costs on aging, unsuitable building
- Limited income generation (no proper hall hire facilities, no sports pitch hire)
Operational Limitations:
- No proper car parking (accessibility issues for disabled, elderly, families)
- No outdoor sports facilities (football played in tiny yard)
- No purpose-designed food bank warehouse
- No science labs or IT suites
- No dedicated women’s spaces
- No accessibility features (lifts, ramps, disabled facilities)
- No eco-friendly features (soaring energy costs)
Community Impact:
- Hundreds turned away annually due to capacity constraints
- Services operating below potential effectiveness
- Inability to expand despite desperate need
- Perpetual financial insecurity (rent increases, potential eviction)
The Vision: Purpose-Built Centre on 2-3 Acres
Imagine a 2-3 acre site in Leicester with purpose-designed facilities enabling tenfold impact expansion:

- IT suites with 30+ computers for digital skills training
- Library and resource centre with thousands of books
- Quiet study spaces for examination preparation
- Dedicated spaces for different age groups (primary, secondary, A-level, adult learning)
- Result: 500 students receiving world-class education annually—five times current capacity
Poverty Relief Transformation (500 → 12,000+ families annually):

- Community hall hire: Weddings, events, conferences = £100k annually
- Increased donations/collections (more footfall, bigger congregation) = £100k annually
- Expanded services attracting grant funding = £300k-500k annually
- Result: £700k-900k annual income (vs. current ~£200k), enabling massive service expansion without proportional fundraising dependency

Why Now? The Urgency of This Opportunity
Property Market Realities
Leicester land prices are rising. The difference between purchasing in 2025 vs. 2030 could be £200k-300k. Every year we delay costs us financially and in lost opportunity to serve thousands.
Community Need is Critical and Growing
Post-pandemic poverty, inflation, cost-of-living crisis—Leicester families face unprecedented hardship. Food bank demand hasn’t decreased; it’s increased. Mental health crises are epidemic. Educational inequality widens. The need is NOW, not someday.
Momentum Must Be Seized
Raedan Institute has proven its effectiveness over 19 years. We have community trust, operational expertise, regulatory compliance, and track record. We have never been better positioned for this transformational leap. Capital campaigns require momentum—we must strike while community confidence is high.
Generational Opportunity
How often does a community have opportunity to create an institution serving thousands for generations? This is once-in-a-generation opportunity. Our children, grandchildren, and great-grandchildren will benefit. Will we seize it or let it pass?
The Prophet ﷺ said: “When a person dies, all their deeds end except three: a continuing charity (Sadaqah Jariyah), beneficial knowledge, or a righteous child who prays for them.” (Sahih Muslim 1631)
This permanent centre embodies all three: continuing charity serving thousands perpetually, beneficial knowledge through education, and righteous children raised through Islamic education and moral guidance.
The Islamic Imperative: Building for Allah’s Pleasure
The Unparalleled Reward
The Prophet Muhammad ﷺ said: “Whoever builds a mosque for Allah, Allah will build for him a house in Paradise.” (Sahih al-Bukhari 450)
While this hadith specifically mentions mosques, classical scholars extend the principle to Islamic institutions serving the community. Our centre includes a beautiful Masjid and comprehensive facilities enabling worship, education, and service—multiplying rewards exponentially.
Investment in Sadaqah Jariyah
Unlike one-time charity that ends when consumed, this permanent centre creates perpetual, cascading rewards:
Every prayer performed in our Masjid for the next 50, 100, 200 years—reward for you.
Every student educated who becomes a doctor, teacher, engineer, scholar—reward for you.
Every family fed who escapes poverty and later feeds others—reward for you.
Every child who learns Qur’an and teaches their children—reward for you.
Every marriage saved through counselling, every homeless family kept housed, every depressed individual who finds hope—reward for you.
Imagine: One donation today generating rewards every single day, week, month, year for decades or centuries. When you pass from this world, these rewards continue accumulating in your scale of good deeds eternally. This is the promise of Sadaqah Jariyah.
Facilitating Good on Massive Scale
Allah ﷻ says: “The example of those who spend their wealth in the way of Allah is like a seed which grows seven spikes; in each spike is a hundred grains. And Allah multiplies His reward for whom He wills.” (Qur’an 2:261)
When you build this centre, you don’t just earn reward for your donation—you earn reward for every good deed the centre enables:
- Every act of worship
- Every moment of learning
- Every life transformed
- Every family strengthened
- Every person served
You become partner in 10,000+ people’s good deeds annually—millions of good deeds over the centre’s lifetime. The multiplication is beyond calculation, known only to Allah.
Leaving Legacy That Outlives You
Most things we do in life end when we die. Careers end. Wealth passes to heirs. Even our names fade from memory within generations.
But Sadaqah Jariyah transcends death. The centre you help build continues benefiting people 50, 100, 200 years after you’re gone. Your name may be forgotten on earth, but in the heavens, rewards accumulate in your scale perpetually.
The Prophet ﷺ warned: “Take advantage of five before five: your youth before your old age, your health before your illness, your wealth before your poverty, your free time before your preoccupation, and your life before your death.” (al-Hakim)
Your wealth is available now. Your capacity to give exists today. Tomorrow is uncertain. This is your opportunity to invest in eternity while transforming lives in the present.

- Percentage of estate or specific amount
- Named endowment in perpetuity
- Family involvement in perpetuating legacy
Islamic guidance: Up to one-third of estate for charitable bequests (after debts and before inheritance distribution)
Zakah, Sadaqah, and Lillah: How Each Type Can Contribute
Lillah Donations (General Charity for Allah’s Sake)
The main £2 million capital campaign accepts Lillah/Sadaqah because purchasing land and constructing buildings constitutes infrastructure rather than direct assistance to Zakah-eligible categories.
Classical scholars including Imam al-Shafi’i distinguished Zakah (restricted to eight Quranic categories) from Lillah (permissible for any good cause including building Islamic institutions).
All donations to general capital campaign = Lillah/Sadaqah
Reward: Enormous, perpetual Sadaqah Jariyah as described above.
Zakah Structured Giving Opportunities
While the building itself is Lillah, we’ve created sub-campaigns enabling Zakah participation:
“Feed the Poor” Food Bank Warehouse: £100,000 (Zakah Eligible)
This designated fund builds and equips the food bank warehouse serving 12,000+ poor families annually. Recipients are Fuqara and Masakin (poor and needy)—primary Zakah categories.
Zakah ruling: Food assistance to the hungry poor is among the most meritorious Zakah uses, unanimously confirmed by scholars.
“Educate the Poor” Scholarship Endowment: £250,000 (Zakah Eligible)
Creates endowment funding 50+ poor students annually in perpetuity. Educational support for poor students enabling poverty escape is Zakah-eligible (Hanafi, contemporary scholars).
“Support the Needy” Emergency Family Centre: £50,000 (Zakah Eligible)
Builds dedicated emergency support centre serving families in crisis—rent arrears, utility disconnection, homelessness prevention. Direct assistance to poor and needy.
“Refuge for Families” Contact Centre: £75,000 (Zakah Eligible)
Expands Contact Centre serving broken families, many experiencing poverty following separation. Supports children’s welfare—priority in Islamic jurisprudence.
Total Zakah Opportunities: £475,000 within £2M campaign
Zakah payers can contribute to these designated sub-campaigns, fulfilling religious obligation while participating in this transformational project.
Sadaqah (Voluntary Charity)
All donations = Sadaqah (Lillah is subset of Sadaqah)
Sadaqah has no restrictions—any part of the campaign accepts Sadaqah, earning enormous rewards.
Summary: How to Designate Your Donation
For Masjid/general building/land/infrastructure:
Designate “Lillah” or “Sadaqah”
For food bank warehouse:
Can designate “Zakah” (if you owe Zakah)
For poor student education fund: Can designate “Zakah”
For emergency family support: Can designate “Zakah”
For Contact Centre: Can designate “Zakah”
Unsure? Designate “Sadaqah” (accepted for everything, earns full reward)
The Choice Before Us: Transform or Stagnate
We stand at a crossroads. Two futures stretch before us:
Future One: Remaining Renters
- Continue paying £60k-75k annually (£3M+ over 50 years) with nothing to show
- Serve 1,000-1,500 annually while turning away thousands
- Perpetual limitations on services, capacity, impact
- Aging facilities deteriorating
- Potential eviction or unsustainable rent increases
- Missed opportunity to create transformational legacy
- Regret as we watch other communities build while we stagnate
Future Two: Building Our Permanent Home
- Own 2-3 acre centre serving 5,000+ annually
- Eliminate rent, saving millions over decades
- Generate £700k-900k annual income through facility hire
- Create 20-30 jobs for community members
- Lift hundreds of families from poverty through comprehensive support
- Provide world-class education enabling social mobility
- Establish thriving Islamic community centre serving Leicester for generations
- Leave legacy our children, grandchildren, great-grandchildren will cherish
- Accumulate perpetual rewards as Sadaqah Jariyah benefiting thousands forever
Which future becomes reality depends on choices we make today.
Will you help us build?
Will you invest in Sadaqah Jariyah that never ends?
Will you answer Allah’s call: “Who is it that would loan Allah a goodly loan so He may multiply it for him many times over?” (Qur’an 2:245)
The opportunity is before us. The need is urgent. The rewards are eternal.
Donate today. Build forever. Transform thousands.
Frequently Asked Questions
Q: Why £2 million? Isn’t that too ambitious? A: Leicester property costs are high, and quality construction isn’t cheap. £1M for 2-3 acres of land is market rate. £750k for 30,000+ sq ft purpose-built facility is reasonable (£25/sq ft). We’ve budgeted realistically with contingency. Yes, it’s ambitious—but so is our vision to serve 5,000+ annually for generations.
Q: What if you don’t raise the full £2 million?
A: Our phased approach mitigates this risk. We purchase land first (£1M) securing the asset and demonstrating momentum. Then we raise building costs. If we only raise £1.5M, we build smaller initially and expand later. But we’re confident our community will rise to this challenge.
Q: Why not buy smaller and save money?
A: Penny-wise, pound-foolish. Building smaller means continuing to turn away people we could serve. Our projections are based on demonstrated need—we already turn people away due to capacity constraints. Building for growth is prudent stewardship.
Q: How will you manage such a large facility?
A: We have 19 years of operational experience, qualified staff, volunteer networks, and partnerships. The income generation (£400k-500k annually) funds operational costs including additional staff. We’ll grow capacity gradually, not overnight.
Q: What about planning permission and regulations?
A: We’ll conduct thorough due diligence before purchasing land, ensuring planning permission is feasible. We have experience navigating regulatory requirements and will engage professionals (architects, planners, solicitors) throughout.
Q: Can I specify exactly where my donation goes?
A: Yes! Designate “Food Bank Warehouse” (Zakah eligible), “Education Wing” (Lillah), “Masjid” (Lillah), “General Capital Campaign” (Lillah/Sadaqah), etc. We’ll honour your designation.
Q: Will my name definitely appear if I donate for naming opportunity?
A: Yes, if you wish. Many donors prefer anonymity (equally rewarded by Allah). We respect both preferences.
Q: Can I pay my donation over multiple years?
A: Absolutely! We encourage pledges payable over 2-5 years, enabling larger commitments through manageable instalments.
Q: What happens if I die before completing my pledge?
A: Islamic inheritance law takes precedence. Outstanding pledges don’t bind estates unless specified in Wasiyyah (will). However, many donors formalise pledges in wills ensuring completion and perpetuating legacy.
Q: How will you ensure my Zakah is used properly?
A: We maintain separate accounts for Zakah funds, ensuring they’re spent only on Zakah-eligible purposes (food bank, poor student education, emergency family support). We provide detailed reporting and welcome scrutiny.
Q: Can non-Muslims donate?
A: Absolutely! While framed in Islamic terms for our primary Muslim audience, this community centre serves all Leicester residents regardless of faith. Non-Muslim donations are welcome and equally appreciated.
Q: When will construction start?
A: Once we raise £1M (Years 1-2), we’ll purchase land. Construction begins when we raise remaining £1M (Years 3-4), with completion Year 5. Total timeline: 5 years from campaign launch to opening.

A Final Word: Your Place in History
Nineteen years ago, a small group of committed individuals founded Raedan Institute with a vision: serve Leicester’s most vulnerable with compassion, dignity, and Islamic values. From modest beginnings, we’ve grown to serve thousands, earning community trust and demonstrating sustainable impact.
But we’ve outgrown our rented premises. We’ve proven the model—now we need to scale it. This £2 million capital campaign represents the most significant undertaking in our history. It’s ambitious, even audacious. But it’s also necessary, achievable, and transformational.
History will record who stepped forward when their community needed them most.
Years from now, when thousands gather weekly at the Raedan Institute Islamic Community Centre—when children learn in bright classrooms, when families receive food with dignity, when athletes train on professional pitches, when worshippers pray in beautiful Masjid, when broken families reunite, when homeless families are kept housed, when the depressed find hope—people will ask: “Who built this?”
The answer will be: You did.
Your donation today—whether £10 or £1 million—makes you builder of this legacy. Your name may or may not appear on plaques, but in the heavens, it’s inscribed among those who answered when called.
The Prophet ﷺ said: “Whoever builds a mosque for Allah, Allah will build for him a house in Paradise.” (Sahih al-Bukhari 450)
We’re not just building a mosque—we’re building a comprehensive Islamic centre serving thousands for generations. If Allah builds a house in Paradise for building a mosque, what will He build for building this?
“Who is it that would loan Allah a goodly loan so He may multiply it for him many times over? And it is Allah who withholds and grants abundance, and to Him you will be returned.” (Qur’an 2:245)
When you donate to this campaign, you don’t give to us—you loan to Allah ﷻ, Who promises multiplication beyond imagination.
Every pound clears rent and maintenance costs. Every pound creates facilities serving thousands. Every pound generates jobs. Every pound reduces poverty and homelessness. Every pound enables education transforming lives. Every pound builds permanent legacy outliving you by centuries.
The impact cascades endlessly. The rewards accumulate perpetually. Your investment in eternity yields eternal dividends.
Will you join us?
Will you build this dream?
Will you create legacy for generations?
The choice is yours. The opportunity is now.
Donate today. Build forever. Transform Leicester.
